A distinguished Family Office is seeking an experienced and hands-on Real Estate Planning and Investment Director with a robust background in construction, architecture, and interior design.
This role will oversee the global real estate portfolio, identify investment opportunities, manage acquisitions, and lead property development and renovation projects. The ideal candidate will possess expertise in managing both owned and leased properties while aligning real estate strategies with the long-term goals of the Family Office. This position requires a comprehensive understanding of architectural and design principles to maintain the aesthetic and functional quality of all properties.
The position involves close interaction with principals who are approachable, practical, and highly regarded in international business circles. The couple, who own multiple global resorts, emphasize a down-to-earth approach with an understanding of five-star service standards.
Key Responsibilities:
Real Estate Strategy and Planning
· Develop and execute cost-effective real estate strategies that align with Family Office goals and business objectives.
· Conduct in-depth analysis of the family’s holdings and real estate markets to identify actionable opportunities.
Global Real Estate Portfolio Management
· Manage and oversee the family’s global real estate portfolio, ensuring alignment with key stakeholders.
· Proactively monitor global market conditions and identify new opportunities.
· Maintain and manage global properties, tracking critical dates and real estate metrics through a strategic dashboard.
Acquisition and Development
· Lead site selection, acquisition, and development projects globally, ensuring alignment with family objectives and exploring government incentives.
· Oversee all real estate transactions, including lease negotiations, purchases, and sales, with a focus on protecting the family’s interests.
· Manage project teams, including internal stakeholders and external providers (e.g., brokers, lawyers, architects, and designers).
Construction and Design Oversight
· Lead construction and renovation projects, ensuring that architectural and interior design elements meet family standards for quality and style.
· Collaborate closely with architects, interior designers, and contractors to ensure projects are completed on time and within budget.
Disposal of Properties
· Develop and execute strategies for the divestiture of properties, optimizing financial and operational goals.
· Manage sublease and lease terminations and liaise with local government agencies on zoning changes or permitted use reviews when necessary.
Financial and Tax Management
· Manage global real estate tax obligations, working with finance, tax, and legal teams to ensure cost-effective outcomes.
· Provide regular financial reports, including scenario planning and valuations of the portfolio.
Due Diligence for Business Mergers, Acquisitions, and Divestitures
· Conduct thorough real estate due diligence on acquisition targets, evaluating financial, legal, and operational obligations.
· Identify potential synergies within the current portfolio and provide contingency planning and valuations.
Organizational Leadership
· Implement best practices for operational excellence in real estate management.
· Ensure all real estate activities comply with applicable regulations and internal protocols.
· Lead the approval process for real estate transactions and manage the selection of brokers and design firms in partnership with procurement.
Role Requirements:
· Bachelor’s degree in real estate, architecture, construction management, licenses general contractor or a related field (MBA or advanced degree preferred).
· 10+ years of experience in real estate planning, investment, and portfolio management, with specific expertise in construction, architecture, and interior design.
· Proven experience managing global real estate portfolios, including acquisitions, disposals, and site development.
· Strong negotiation skills for lease and purchase agreements.
· Familiarity with architectural and design principles to oversee quality control in construction and renovation projects.
· Workplace strategy and design experience is a plus.
· Ability to collaborate with senior executives and family stakeholders.
· Knowledge of smart home technology, AV systems, security systems, and energy-efficient building practices.
· Experience with aircraft acquisitions, development of private landing runways, and adherence to FAA guidelines is advantageous.
· Experience developing properties in remote locations (e.g., ranches, hunting lodges, ski lodges) is highly valued.
