Long-term Hutchinsons clients are seeking an experienced Property Manager to oversee the comprehensive management of their properties in Hampshire. As the Estate continues to grow, they seek a dynamic candidate who is looking for an exciting and evolving role. We require a hands-on leader who can efficiently coordinate various maintenance projects across the estate.
The estate, located in Hampshire, consists of four main houses (ranging from 400-900 m²), each with landscaped gardens, annexes, and modern amenities such as swimming pools. These properties, recently built or converted under the supervision of an architectural team, are technically advanced and maintained to the highest standard. The estate is currently managed by various teams, including housekeeping, gardening, and maintenance, with the technical maintenance and land management overseen by external parties.
In this role, you will be responsible for pulling together all aspects of property management, ensuring the seamless coordination of ongoing projects including routine maintenance. You will need to be highly organised and adaptable, with the ability to manage a large and diverse property with varying needs. As this is a newly created position, you will play a key role in shaping and evolving the role as the estate's needs change.
As a hands-on Manager, you will be expected to manage the day-to-day operations while actively overseeing the planning and execution of building maintenance and development projects. You will work closely with the property owners and the house managers to ensure the estate operates according to their preferences, while also overseeing and supporting existing team leaders of the gardening, maintenance, and contractor teams to deliver efficient and high-quality results.
Key Responsibilities:
Lead and co-ordinate all property maintenance operations, including outdoor spaces and gardens, ensuring smooth and timely completion of all work.
Develop, plan, and execute maintenance schedules, ensuring the estate is maintained to the highest standards.
Maintain clear and consistent communication with the property owners, internal team leaders, and external contractors to ensure all parties are aligned and projects are progressing smoothly.
Responsible for procurement, administration, and budgeting related to the estate's maintenance. Prepare policies and procedures and SOPS.
Recruitment of domestic staff as and when requested.
We seek a candidate with a relevant degree ( i.e. property, project or operations management) along with proven experience in a similar estate or property management role, with a strong background in hands-on project management. Candidates must have excellent communication and administration skills, strong technical and problem-solving skills, with the ability to handle complex and varied maintenance issues. A highly motivated candidate with a proactive and solution-driven mindset, comfortable taking ownership of issues and resolving them efficiently. In addition, candidates should have a keen eye for detail and the ability to oversee multiple projects while maintaining a high standard of work, be a team player with flexibility and practical hands-on experience.
